Some Real Estate Companies Just Don’t Get It!

I had one of my regular one a month call to “join our exciting growing team” at a local big house Realtor company.

They were sad in the beginning but now they are just plain old insulting. I had this bubbly enthusiastic voice who was telling me I wouldn’t have to pay desk fees for 6 months. And she was really happy about that fact. Unfortunately, I never paid for desk fees at Robert Weil Associates. Then she said I would earn 100% of my commissions. Unfortunately when nothing sells, 100% of very little is still pretty much nothing.

All of that is just marketing, and we understand that about these struggling high profile real estate companies but what ticked me off came after. I politely declined saying I would wait to see how the market goes in a year. And some people just don’t get it. I guess you are either a smart sales person or you shouldn’t do it. This person told me things were picking up! I was flabbergasted. Any news will tell you otherwise and certainly all the experts who have been correct over the last decades agree, the real estate market is going into a bottomless pit.

It made me mad to think this person would pull the same hype on someone else. Too bad I was in a hurry or I would have asked her to explain “things are picking up’. Then I would have asked her to give me numbers, and of closed escrows versus how many agents they have. Then I would have given even the simplest Schiller numbers as a final nail in this ridiculous hyping coffin.

I’m just flabbergasted that big national companies are still relying on old tricks like this to get people all hyped up. What is the long term plan here? They will end up with more disillusioned people who will not represent the profession in a very good light. And, who are they attracting anyway? Certainly not real, real estate professionals. These big corporations cater to make-it-big-quickly type of minds that will not add much quality to the profession. It really is sad that even in the midst of this mess, some of these high-profile real estate companies still try to hype a market that is just following its course to normalcy.

More than ever I want to coach Realtors. I never felt a need for them to align themselves more than the present situation.

Another Realtor Welcomes Back Apple

I am the proud helper of yet another lost soul, another Realtor has come back to a sensible computer environment, she bought a few Apples.

After helping my friend Pam setup her iMac and getting Parallels working on it so that she could still access the lamentable Tempo MLS (only works or Windows!), I welcomed another friend (name withheld) to Apple.

It was interesting to see another Realtor fed up with Window’ security issues, constant reboots, crashes, freezes and expensive upgrade path, she finally gave up and bought a MacBook and a beautiful iMac. Setting them up on the wireless network was a cinch. As soon as I knew the Verizon wireless router password, both laptop and iMac picked up the wireless. After that, I thought I would have a hard time getting them to recognize the HP all in one printer connected to the router, but Bonjour worked as brilliantly as its supposed to. It picked up the printer on both machines and installed it without any fuss. No looking for drivers, no Windows nonsense, just the way a computer should work.

No wonder I rarely worked with Apple back in my IT consulting days. It works just so darn well there is little to do. I was blessed to have Windows inherent instabilities, Dell’s wonderful quirks. Just those two alone was the bulk of my business.

So welcome Realtors who are tired and fed up with that system that has been crammed down your throat. Treat yourself to a system that works in an elegant way.

Maybe I should become an Apple spokes person…

LA real Home Prices, Long Beach

Calculated Risk picked up on the S&P/Case-Shiller house price index for Los Angeles. And prices have dropped by almost 9%.

To put things into perspective: After the peak in December 1989, prices in Los Angeles fell 41.4% over about 7 years, in real terms (adjusted for inflation)… In 1990, real prices had declined 9.3% during the first 12 months after the price peak. For the current bust, real prices have declined 12% for the same period.

We are far from those levels so far. However, the next few months should prove interesting as retails have been less then stellar with the holiday shopping and gas and food still take a big chunk out of individuals’ economy.

The Pink Motel, Long Beach

I read somewhere that Lennar pulled out of its dubious and highly controversial PCH/2nd Street mix condo/commercial plan.

I am happy about that. The parking issues were never met, nor were the more important issues of congestions. Not that the pink motel is great or anything, but I think it has far more character than yet-another-complex-that-looks-like-it-could-be-anywhere-in-the-US. You know what I mean?

I am always sad when I see modern building raised in Long Beach that just don’t capture the look and feel of Southern California. Either give me a bit of that old 20′s and 30′s tasteful architecture or the beachy feel of bungalows but please, spare me your interpretations of what my future should look like. Most of the time it is bulky and stout. A great architect goes out and gets a feel for the environment. It feels most buildings downtown were thought of behind closed doors, or maybe bad coffee?

If money was no problem, I would redo the pink motel and make better use of the wasted space. There are so many things we could do there. It virtually is the other gate to Long Beach. People see it as they come in from Orange County. We could have local businesses being represented there through expositions, a swimming pool, anything that talks about us, Long Beach.

I do like the look and feel of the 50′s and the pink motel captures that. Yes, it needs to be seriously updated and it could be used as a great cash flow for our city. Now that the silliness of replacing it with another eye sore is out the door, let’s focus on making the best of it. Any ideas?

How Coaching Helps Businesses, Long Beach

One thing I hear sometimes is how some business owners fear getting a Business Coach for their employee.

It makes me smile. Why scares you? Most of the time, owners fear their employees might realize they would rather do something else. Well, set them free! Who needs to have someone doing what they are not passionate about within the business you created. Seriously now.

More to the point, how about those who like working with you but have lost steam? How do you re-spark their spark? Providing a Business Coach for your employees is probably the best thing you can do to re-motivate your employees. A Business Coach will work with them so that they find the original passion that made them sign on with you. Their productivity will rise again. As usual and as with anything in business, a little investment goes a long way in terms of returns. Think of how many Realtors at this moment would benefit from having a Business Coach?

My stint with Robert Weil Associates made me very familiar with the real estate world. It finally dawned on me what I should have done differently as an agent. This market isn’t so bad, if you take the right actions and follow what you like to do. I came on top of the computer era creeping into classrooms by adopting that new technology, you can do the same in real estate. I don’t mean technology here, though it certainly plays a role but different techniques on how to approach the market. A well thought out approach plan today will make you a successful agent for decades to come.

Last Robert Weill Associates Christmas Party, Long Beach

We had out last Robert Weil Associates Christmas party on Friday night. It was sad and fun. You know, the usual mix of feelings.

It was overwhelming at times seeing all these people in one room, la creme de la creme of Long Beach. All wonderful people I would trust with any real estate transactions and good friends. It made me realize how special the office was and how it can never be replicated. It was the right time for the right people to come together under one roof.

I see the light bulbs go off with other brokers minds from other companies wanting to cash in on this unique team. They just don’t get it. They can’t get it when their main interest is bottom line. It wasn’t about making a killing, it was about nice people having fun with something they feel passionate about. It’s something I haven’t found in most other offices.

The party was great. Many said they will use me as a coach and I can’t wait to get some of that feeling back.

It’s kind of strange thinking I won’t sit in those surreal plush big red leather chairs. Why can’t other offices look so elegant? We had a unique team. No one came close but onwards to greater and bigger things. And anyway, isn’t it time to spread our ethics, standards and wonderful team spirit to the rest of the world?

Robert Weil Associates Is No More In Long Beach

It’s official, Robert Weil Associates has closed its doors after 38 years of real estate service in and around Long Beach. After an unprecedented four decades of high quality services, defining the benchmark of professionalism in real estate, the business partners are retiring.

It’s one of the saddest posts I have ever had to write. How can I imagine Long Beach without Robert Weil Associates? How can I not fight to buy coffee for everyone again? Where will I ever feel the warm sensation of people sharing the same high standards and ideals? Maybe Sotheby’s or Christy’s. Those two companies have told me how we were alike in terms of prestige.

Robert Weil, the founder of Robert Weil Associates past away this year. The three other business associates are retiring after decades of this little Mom and Pop shop redefined real estate in Long Beach. It’s strange knowing I will never sit in those plush red leather seats again. I won’t walk into this elegant real estate office anymore. I don’t know where I will hang my license. There are plenty of great Brokers out there.

In the end things work out for a reason. This year I decided to go to to school and get my diplomas for my Business & Life Coaching practice. I had a choice for this year or this upcoming January classes. I chose October. I had no idea the practice would take off this quickly. I would like to continue working with Realtor’s as far as coaching. The experience I gathered from working with these top notch Realtor’s will be invaluable. And I feel more than ever Realtors need good coaches to help them through this turmoil.

So here is to Robert Weill Associates, the little mom and pop shop that defied the biggest names out there. And here is to when a door closes, many open. The standards we have upheld will now go into use in other offices. It will be a good thing to have these agents go elsewhere and infuse that knowledge.

The Vultures Are Closing In, Long Beach

Rumors are spreading faster than a bad case of gonorrhea in the real estate scene of Long Beach. (Yes, the Stephanie Plum books are effective my writing :) ) Things are moving and happening in the forever changing landscape of our city.

I won’t make any real official announcements until Saturday but the rumor mill is active. We have had yet another agency come in to the office to see if they could buy the company out. It’s been a recurring theme for the last year. RWA is not for sale. It can’t be sold. The people made it. There is nothing to sell. It’s an incredible team of incredible people put together by life. But Boy, did that company lack class. The cutsie girl sent from the head honcho barely acknowledged us and was all smiles and perfect blond. You could see she worked very hard on her pleasant facade. The problem is you can’t fool everyone all the time. People see through smiles and make up. I caught a moment of relaxation on her face and the true face showed. To think a company like that would hope to catch the team is laughable. The thing I love most about my fellow Robert Weill Associates is that they are real. A far cry from the smiling people I saw walking in.

No I’m not drunk and I am not making little sense. More about this on Saturday…

LinkedIn, FaceBook or MySpace? Long Beach

So which network is better, LinkedIn, FaceBook or MySpace? It all depends, of course.

I tried all three by now. Feel free to check out my profiles for kicks. So far, hands down my favorite is LinkedIn for many reasons. LinkedIn is serious, it’s professional and I never get spammed. Plus, the conversation section is really good, interesting and very insightful. I can’t say the same about MySpace. In a few days I was receiving spam and invitation from lonely girls wanting to be friends with demented expectation of their sexual prowesses. On the other hand, FaceBook turned out to be filled with features the others lacked.

Clearly, MySpace and FaceBook are social networks for friends and chatting. FaceBook has some nice features such as FunWall, a widget that let’s you send message and draw pictures. Frankly said, I wonder why they have to make their features so convoluted. I would think sending messages and drawing message should be simple without having to install scripts on your machines. Another security risk there.

So which one is better depends on what you are looking for. If fun and keeping in touch with friends is what you are looking for, FaceBook should do if you don’t mind agreeing to their scripts snooping on you. I’m not sold on MySpare since it seems to be filled with people racing to be your “friends” and spammers bombard at day three.

If you are looking for serious professional feedback, ask questions and get relevant answers, then LinkedIn is great. It’s no frills but does the job and I never got spammed.

Tools For Bloggers

Here are some tools I use for blogging.

My main source of information is Bloglines.com. Bloglines is a feeder of blog you subscribe to. Instead of having an exhaustive list to check daily, bloglines is a sort of portal. You can set up folders and read the news you want. I set up mine with the obvious, Real Estate, Coaching, Cars, technology and a few others things like Fun Stuff.

I also have a gmail account and set up Google Alerts. I have three of them, obviously for Coaching, Real estate and Long Beach. Oh, and Alfa Romeo and Maserati. that’s the fun part for me.

With this two essentials, you have a wealth of information to digest from. One thing to remember with bloglines is to trim the info intake. Don’t worry about letting go of blogs that don’t do it after a while. There are always more out there.

Since I am on a Mac, I use VoodooPad. VoodooPad is a notepad on steroids. It has links. So you can create tiitle and they link to another page. I set up a few links on the main page, Business & Life Coaching, Real Estate, Cars, Local News, etc. each linking to their respective pages.

All of these tools help you rationalize your information and keep them in check. There are more tools out there but I feel these help me just fine.

Of course, I use these tools for Coaching. I can create clients folders with links to pages. It’s like having a mini-website or an Intranet as it was called back then.
