I have to admit, Gerry Schipske’s blog and newsletter are good.

Finally a council member who takes the time to inform her constituents, on her own, without using taxpayer’s money, at least according to her  blog. This is the true essence of a blog, at least in my eyes.

Another good point, I started receiving her newsletter to my personal email account. At first I was not too happy but then I noticed the good taste in her netiquette, she asked if it was OK to send her newsletter in this manner and if not, she wouldn’t do it.

I’ve been thinking about a newsletter like this and with my business coach came up with the same idea.

That is good, proper netiquette, so Kudos Gerry Schipske. I am impressed and thankful of your consideration.

Median Price, Average Price, What’s It About, Long Beach

There is nothing more confusing than the median price to most people. And rightfully so, why shouldn’t it when it is flaunted as a benchmark.

Basically, the median price means an equal number of homes sold above and below the median sales price. It does not reflect the average price. The average sales price means the number of home sales divided into the total sales prices of all homes sold during a specific time period.

I know statistical but important.

Lastly, if you truly want a more reflective price for your home, you look into comparables. However, that is a little difficult now days since homes take longer to sell and you have to dig deeper into the past. The more you look into the past, the less accurate the numbers and the less they reflect what today’s buyers are willing to pay, for good or worse.

The best way to get an idea of what the average price is, look at a specific area, keep an average of bedrooms, baths and square feet. Take into consideration price per square foot. Also, look to see if the properties are near schools, churches, highways as this can influence the overall appeal of a neighborhood. See how long the house has been on the market and if it has had price reductions. Then keep in mind neighbors. Go and drive at night and any time of the day to get a better feel.

Do you remember the A Team? That 80′s show about a few military renegade out to right the world’s wrongs? Do you remember their van?  Here, have a look at it.

Some actually plumped down $18,032 for it. Proving there are cars for everyone, buts for every seats and a lot of money to go around.

As I’ve said before, the collector car market goes through, somewhat the same wave real estate goes through. It has peaks of wild enthusiastic fever buys where anything can be bought at incredible prices. And then it comes down, leaving a few with overpriced automobiles.

States Helping SubPrime Struggles

In a move not too surprising, some states are helping their subprime borrowers ride the tide. Strangely enough, the state with the most subprime problems is not on the list.

Maryland, Massachusetts, New Jersey, New York, Ohio and Pennsylvania are stepping up to the plate to help out those in distress. The big question we all have on our minds is how will banks deal with the glut of homes left on their hands after people default. Surely, they can’t have all their assets tied up.

Some of these states are teaming up with Fanny Mae and Freddy Mac.

Right on the heels of my last posts where I raised the question, where have all the home owner’s taxes gone in our California, guess which state is not included in that list? Ours. Boasting the highest number of foreclosure, one would think they would have a contingency plan.

And just to clarify, I don’t think it is the state’s prerogative to help out those who made mistakes but it would be a good thing to start revising tax laws and start having a contingency plan.

One Real Estate Good News For California, long Beach

Well, it took some time to find somewhat of a positive news amongst the endless stream of doom in the news but it seems California’s second quarter Foreclosure activity fell down a little, by 7%.

I don’t know if this is really good news, but it’s better than what I have been seeing for the last months.

The St Petersburg Times  reported reports a slow down for the second quarter. Nothing transcendental, but worthwhile noting.

Living History Tours, Long Beach

Living History Tours will be tomorrow from 1- 4 p.m., and yes, it’s free.

Tour the 163-year-old adobe house with “visitors from the past” who will step forward in time to haunt the Rancho halls. Meet Margaret and Susan Bixby as they talk about family and daily life on a sheep ranch in the 19th century, or Fanny Bixby Spencer, Sarah Bixby Smith and Llewellyn Bixby Sr. who will share developments in Long Beach and discuss how the crumbling adobe was transformed into a modern home in 1930. Explore ranch work through the eyes of Charlie Emerson, blacksmith, or visit with Bixby cousins from San Luis Obispo and the Bay area. These “living” history characters will take you to the realms somewhere between 1840 – 1940.

Dragsters In Bixby Knolls, Long Beach?

Well, that certainly caught my attention except, I don’t know what to think if it, dragsters in Bixby Knolls! That is about the same unlikely marriage as oil and vinegar, but putting 3000 hp monsters in the quaint streets of Bixby Knolls is something I can’t miss.

Tomorrow, from 2 tp 8 p.m., on Atlantic Avenue, between Carson street and Antonio Drive you will be able to view dragsters, reminiscent of the the glory days of the Lions Drag Strip in Long Beach. Those who still remember this, still talk about it.

This, definitely, should be fun…
