I think, by now, we can expect to see more pessimistic and gloomy headlines on predicting the state of the real estate market.

Case in point, Calculated Risk caught this article from Barron’s: Bear Stearns Hedge Fund Woes Stir Worry In CDO Market. Barron’s is susbcriber based, so you might not be able to read it.

The gist is that the bottom will spiral out of site into a pit less abyss: “”plummeting into an abyss” in the original article.

I agree that the words are too harsh. I do that also, I use harsh words. Maybe these journalists and I have something in common, love to write using strong images.

Trendy Homes In Costa Mesa

We went to an opening on Saturday. It was very interesting. Friends of friends bought a parcel of land with old 60′s bungalows and renovated them. Actually, extensively renovated them. You can see more at Better Shelter.

What I liked about it was the idea and concept. How great it is to see enthusiastic people renovating old homes and bringing them out to the market at a good price. The theme was very 60s. Different designers got to show their talents and there were so very good ideas.

Our next door neighbor, Andrew Virtue is a great interior designer and showed us what he could do with one of the corner units. It was beautifully themed with blues and turquoise shades in a 60′s surf environment.

Surfing environment was really the key point. Both developers were actively involved with the community, one with Quicksilver, the other founded the Alva Skates.

It was fun because it felt like those LA parties in the 60s except 40 years later with a different crowd.

Yesterday’s Open House

We had an Open House yesterday with Pam. It went very well. Being in a gated community, it was nice to see the amount of people that came through.

It looks like buyers are more and more interested and serious about buying. It also feels sellers are serious about selling and try not to out-price themselves. The feedback was very good and this condo is very nice.

Of course, you always have the odd ball. You know the type, the negative one, the one who complains and insinuates prices are Realtor’s fault and problem. The kind of person you just want to show the door and not have that negative energy hover around the room. When she found out the HOA, normal for our area, she said she could buy a lot of flowers for that. I’m sure she can. Why tell me? Then, she almost missed a step and started holding her back. Scary! She concluded for this money she was going to find a home. I asked her to tell me where so I could buy one for me as I gladly escorted to her to the door.

I love istening to people and watching their reactions. It is so revealing.

It Comes In Three

I had a 3 fold synchronistic day a while back, and I am still laughing at it.

First this lady calls, extremely rude and eventually hangs up on me. She was lacking any sense of humor.

Then, this other lady comes in to drop off a letter for someone and neither says anything nor responds to my greetings.

Then, my Broker and I went door knocking. Now if you think it’s annoying when we do that, see how this guy handled us in the most bizarre way. I introduce myself and my broker and go to shake his hand. I normally don’t and he was working on his car. Then everything quickly turned awkward from after. This person doesn’t talk, doesn’t respond, doesn’t engage in any normal human communication protocols. He manages to say he’s heard of us. He has this condescending smirk on his face, it says very clearly what he thinks of Realtors. Suddenly, without saying a word, he gets in his car and drives off, leaving the two of us laughing on the sidewalk at the absurdity of it all.

It was a fun day where communication didn’t get very far. I guess the obvious message was to listen instead of talking. Just makes you wonder why isn’t everyone psychic. We could do away with this talking and listening thing.

It was funny all in all.

Has Google Gotten Too Big? Revisited

A while back I was wondering if Google would get too big. Most “cool” companies lose their edge after IPO transitions. Shareholders demand a lot more on returns and companies eventually have to cut corners.

It seems the once-darling of the technological world, Google is getting a lot of bad rap. If you ever want to read a good IT journalist that will also make you laugh while being very professional, try Robert X. Cringely with this article.

“Privacy International has released preliminary findings of its study of privacy practices at 20 major Net companies, and has named Google the worst of a generally bad lot.” It wasn’t so shocking when we talked about Microsoft being one of the worst, but Google?

It happens to everyone in the same given situation. Does it mean Google is a “hostile” company when it comes to privacy? Bad, yes, hostile, well it depends on how you see it. Yes, it is vague about what information it collects and and what it does with it. Hostile? Such a strong word. Yet, I feel better raise the alarm now than later.

The top of the pack on the baddest of the baddest with no surprise there: “AOL, Apple, Facebook, Hi5, Reunion.com, Windows Live Space, and Yahoo were labeled blood red “Substantial Threats.”"

Realtors And Driving In California

I haven’t had it confirmed yet but heard plenty of time before. It never hurts to be careful anyway. Most of it is common sense.

New California Laws effective 7/1/07 – New Driving Fines for 2007

1. Carpool lane – 1st time $1068.50 starting 7/1/07 (The $271 posted on the highway is old). Don’t do it again because 2nd time is going to be double. 3rd time triple, and 4th time license suspended.

2. Incorrect lane change – $380. Don’t cross the lane on solid lines or intersections. That one will be a killer…

3. Block intersection – $485.

4. Driving on the shoulder – $450. That’s annoying to see anyway.

5. Cell phone use in the construction zone. – Double fine as of 07/01/07. Cell phone use must be “hands free” while driving. There will be money made there for the state.

6. Passengers over 18 not in their seatbelts – both passengers and drivers get tickets .

7. Speeders can only drive 3 miles above the limit. (no more 10% of posted speed limit grace). That’s going to be interesting considering no one drives the speed limit, not even the police.

8. DUI = JAIL (Stays on your driving record for 10 years!)

9. As of 07/01/07 cell phone use must be “hands free” while driving. Ticket is $285. They will be looking for this like crazy – easy money for police department. Been doing this for a while now.

It just proves to show that if no one self regulates, the state will enforce laws and make a bundle.

Bad Business Sense, Why Some Companies Don’t Get It

Sometimes it’s not wonder why some companies fare so badly. Sprint was losing something like 10,000 clients a month after buying out Nextel.

Now that Sprint has successfully killed Nextel, I still get regular reminders that they owe me money for the past 8 months, a paltry 7 cents. And to think they make us pay for late fees when we’re late.

So I feel that after having them waste more than 7 cents, it would be a good time to have them stop sending these nuisances. After talking to a clueless finance person, I get switched to another clueless person who puts me on hold until I get disconnected. I call back and try to get someone at the finance department again. The phone disconnects me. Just to remind you, we are talking about a huge global telecommunication leader here.

Finally I just hit the first customer representative button (#6), a charming lady who unfortunately had to transfer me to the dreaded finance dept. There I speak to another person. I get disconnected again. Remember about this being a telecommunication company. Third time is the lucky charm and she is going to bat for me. Of course, they offered to wipe out the balance in their favor. I should have asked for late fees.

If you consider the stamping to remind me that they owe me money, having spoken to 5 people, the cost for their calls, not withstanding my time and loss of productivity, you can’t help but understand why people have little faith in those marketing pitches when it takes me 30mn to reach someone who is competent. Now does this make any business sense to anyone? Thank you Sprint, but no thanks.

Superstition Is The Way, Or Is It?

You can tell when a market turns sour, many people turn to superstition. I think we all do to a certain extent.

You hear of burying St Joseph upside down in the garden of the selling house, opposite of the front entrance? He will help you sell that house. Have you heard about St Jude? The patron of lost causes. That’s a little harsher.

The Inside Bay Area had an article on superstition and how one store is noticing the trends in the market. You can read it here.

I instinctively believe superstition works if you believe enough in it. In other words, anything can happen if you put enough thoughts and concentration into it. What never ceases to amaze me is the knack we have to capitalize on anything.

Coming up next. Nick sells figurines of patrons, $8.99 for the regular 4″, $10.95 for the extra potent 10″. And, yes, that was a joke.

The Blaming Game

It’s been a blaming game for over a year now. It started a year and a half ago with blaming the Realtors for the state of the real estate market. Now, it’s the lenders and eventually it will turn to the Appraisers. No one, yet points to the multitude who accepted mortgages that over-stretched them.

To be fair, it’s not anyone’s fault in particular. Some Realtors pushed the prices up, some cringed. Some lenders pushed the wrong products in the wrong hands. Some didn’t. Some people accepted Mortgages they could not afford. Others waited. Who would blame anyone in our society from gambling and/or making a profit? In all fairness to lenders, they are also not here to educate people on managing their money. That concept might be appealing, but few actually work with financial managers. Kudos Bob, it’s rare!

Lendees should also know how to manage their money and assets. If not, get a financial adviser and planner.

Soon or later, appraisers will feel the heat if the trend in finger pointing continues. But overall, everyone needs to be responsible for themselves and others. Finger pointing only makes for guilt and guilt is a very negative motivation force.

One thing I have always tried to do early on in business is forget who made the mistake, concentrate on the answer. I don’t think it makes much sense or is even productive finding fault. Find the answer. Leave your personal problems at the door. Once you have a feasible answer, then go back and learn how to avoid it.
