With a National Association of Realtors (NAR) memberships explosion of 26 percent from 2002 to 2004, what will happen to over-abundance of agents in a shrinking market?

A harsh reality for would-be agents who did not fully understand everything about this industry is that you make a living on commissions.  Yesterday’s commission pays for today’s advertising.  This industry is notoriously difficult for newcomers, especially so in a down market.  NAR reported in 2005 that agents in the business for two years or less had an average income of only $12,850 a year. Long-time brokers – those with at least 26 years of experience – had an average of $92,600.  These are refreshing numbers that might clear away the clout that agents make an obnoxious amount of money.  The truth is 1% or 3 make a lot of money and pay near 0 desk fees.  It’s the bulk of the agents, earning normal middle-class salary that pay desk fees so that real estate companies can continue to exist.

To make things even harder, those who got into this industry the past years never really had to do the hardest work.  Those are the ones who are probably suffering most.  I am sure of this when I heard more than once people complaining about having to do open houses for the first time after a two year career!  A lot of Realtors are looking for part-time jobs or altogether, different careers.  I can only imagine that real estate school enrollment going down.

Frankly said, it is not a bad thing either.  Nothing lasts forever and nothing pushes human kind more than changes.  Just imagine how arrogant we can get in a field that never changes.  A field you have mastered and offers no more joys.  I have welcome this change for almost a year.  It gives me time to think, to stop and reflect.  It also gives me the greatest opportunity to redefine myself and my career.  Where am I going?  What do I really want to do?  Do I still love interacting with people?  The answer is yes, of course and even more than ever.  I have not broken any records as far as sales this year but I have definitely had some very quality experiences with a beautiful $2,000,000 home in Park Estate and wonderful buyers and sellers.
