
The new Ventura County Real Estate Fraud Advisory Team, or REFAT has a video on real estate fraud called, “Predatory Practices.”, straight from the Ventura County DA’s office. I am wondering what message this is putting out there. The part that caught my attention was, “With the real estate market becoming overheated and growing perhaps too quickly, we saw a growing amount of fraud,” said Miles Weiss, the senior district attorney for the Ventura County District Attorney Real Estate Fraud Prosecution Program. Only now? Better late than ever. Who will see the videos?
The county’s District Attorney’s Office Real Estate Fraud Prosecution Program is funded on a $2 levy on real estate-related documents recorded at the county clerk’s office.
Aimed to help potential victims file complaints, screen them for criminal conduct, investigate, file criminal charges, and prosecute through jury trial and sentencing, it is a bold program. I wonder how this will effect other counties. Or a better question is are we witnessing the beginning of a witch-hunt? Surely a well developed and implemented project like this is needed to protect innocent people from fraud. It is based on a growing concern that these crimes are not tracked by a national database, criminals move from jurisdiction to jurisdiction when it becomes uncomfortable to do business.
Speakers at the Oct. 6 forum will explain how real estate fraud happens, the risks, how to avoid becoming involved, how to conduct business in a fair and ethical manner, and the types of real estate fraud. I am all for fair and ethical. I have spent all my life like that and my last and only three business ventures were based on these moral grounds. So I welcome a move for more groups educating people to become more ethical.
